Torrance bucked the trend as it was one of the only South Bay cities that saw a month over month increase in the number of homes that sold from May. There were 84 closed escrows in June compared to 80 in May. 9 of the homes were in the central Torrance area with 4 of them in the gated communities of Plaza Del Amo. One sale was in the 55+ building of The Gables, one in Summerwind and 2 in Windsong.

Prices were even more impressive. The average “list” price of the homes that sold was $1,233,058 with the average sold price at $1,242,082 compared with $1,118,059 in May, $1,172,547 in April and $1,116,670 in March.
The average dollar per square foot for the homes that sold was $772 compared to $760 in May. Days on market, or DOM, was a brief 28 before selling..

The newest listing in the Plaza Del Amo communities is a end unit townhome in the gated community of Windemere. It has been extensively remodeled and the list price is the highest ever for a 2 bedroom in Windemere. The highest sale for a 2 bedroom was $965,000 in 2024.

The end unit townhome offers nice, open and bright interior spaces with a traditional floorplan and as mentioned has been extensively remodeled and updated. It’s a bit hard to tell from the photos and we haven’t been inside yet, but according to the listing notes the owners have spent over $200,000 on the remodel including new kitchen, new windows, new flooring, updated bathrooms and updated electrical and plumbing.
The resort like amenities in Windemere are fantastic and highlights included a beautiful pool & spa deck, racquetball court, gym, clubhouse, billiard room, banquet facilities, sauna and a recreation room.

We post alot about buying and selling homes but today we celebrate our REAL home. We are so fortunate to live at the beach and near the ocean and have the grandeur of nature just outside. From the beaches of the South Bay to the parks in Torrance…..it really is a marvelous and incredible place. As expected things picked up a bit in terms of the number of homes that sold in Torrance. There were 76 on market home sales in March 2025 compared with 57 in February. See the home sales and home prices in Torrance below.
Of the 76 homes that sold 10 were in central Torrance and 4 in the gated communities of Plaza Del Amo. There was one sale in Springwood, 1 in Windemere, 1 in Tradewinds and one in Chatalaine (highlighted below)

There must be something in the air as for the second time in the last week there’s a new listing in tthe gated community of SummerWind in Torrance. This newest listing is a 3 bedroom 3 bath priced at $1,048,000.
The home is listed by Jun Chang of New Star Realty & Investment.
According to the listing notes the 1,560 sq. ft. townhome is the largest floorplan in all of SummerWind.
The home has been updated and upgraded over the years and some of the updates include updated bathrooms and an updated kitchen.
The floorplan features 2 of the bedrooms on the upper level and one on the lower level.
The community offers a nice pool and spa area, onsite manager, recreation areas, landscaped grounds and is central to everything Torrance and the South Bay have to offer.
