How Did the Year in Real Estate Kick Off 2023?Breakers Del Amo pool area

Home Sales and Home Prices in January 

The real estate market in Torrance was really slow in terms of the number of homes that sold but home prices continued to impress.  There were only 47 homes that closed escrow during the month which was the slowest we’ve seen in over 7 years.    Compared with the peak summer month of 112 homes that sold in July and you can see how slow the market was.

The average “asking” price  was $1,060,928 with the average sold price at an impressive $1,046,500 meaning that homes generally sold below the asking price, but over $1.oM is not bad at all.

The average price per foot for the month was $648 which was slightly lower than in October. The average days on market was a 42 before going into pending status.

4 of the homes were in the gated communities of Plaza Del Amo.

Village on Oak Townhome Closes at $955,000

One of the more recent home sales in the gated communities of Plaza Del Amo was a nice and spacious 2 bedroom 2.5 that townhome in the community of Village onVillage on Oak Oak.  The end uint offered almost 2,000 square feet and as it was built in 2007 it still has all the bells and whistles of new construction.  Village on Oak offers a nice pool area, jacuzzi, BBQ area and playground.  Village on Oak is just across from incredible Wilson Park.

Torrance Real Estate Update for November 2022

Welcome to the month that was for home sales and home prices in Torrance CA last month.  The housing  market in Torrance really slowed even more in November in terms of the number of homes that sold with only 61 homes that closed escrow during the month.  This was was down from 76 in October and 86 sales in September.  Compare that  with the peak summer month of 112 homes that sold in July and you can see just how much the real estate market has cooled since summer

The average “asking” price  was a very impressive $981,14 with the average sold price at $972,692 which was down a bit from October’s average price of $1,045,073.

The average price per foot for the month was $636 which was slightly lower than in October. The average days on market was a short 32 before going into pending status.

76 Homes Sold in Torrance in October 2022

Home sales cooled a bit in terms of the number  of homes that sold but prices were, once again, very strong.  76  homes sold during the month which was down from the 86 the prior month.  That was well down from the  112 homes that sold in July.

The average listing price for the homes that sold during October was  $1,048,419 with the average sold price at $1,045,073.

The average price per foot for the month was $695 which was slightly higher than in September.
