It’s been a good 2 days if you’re a home buyer looking for a condo in the gated community of Windemere in the Plaza Del Amo area of Torrance.

The two homes to hit the market are a 1 bed 1.5 bath at 2559 Plaza Del Amo Unit#213 priced at $569,000 and a 2 bed 2 bath at 2567 Plaza Del Amo Unit#210 priced at $738,000.  There is a big $50,000 per unit special assessement but according to the listings both have already been paid off.

What separates Windmere from some of the other neighboring complex are the abundance of amenities.  Windemere offers it’s residents fantastic public areas including a heated pool, heated lap pool, 2 jacuzzis, sauna, fitness center/gym, indoor raquetball court, game room with pool and ping pong tables, clubhouse with kitchen, and 24-hour gated securiity.

Things were BUSY once again in June for the Torrance real estate market with an impressive 100 homes selling which was the highest number this year.  Of the 100 homes that sold 10 were in central Torrance and 5 were in the gated communities of Plaza Del Amo with 3 sales in Windemere, 1 in The Breakers and one in the 55+ building of Tradewinds.

The average “list” price of the homes that sold  was $1,156,970 with the average sold price at $1,169,074 which means that homes sold over list price or 101.1% of the list price which indicates a strong sellers market.  

Homes averaged $756 per square foot and were only on the market 35 days before going into escrow.

The Torrance real estate market was BUSY in March and almost doubled the number of homes sold in February….and more than doubled January.

There were a very impressive 89 homes sold last month.  Of those 89, 8 were in the Plaza Del Amo area (highlighted below)

For the homes that sold, the average sold price was $1,069,997 which was similar to $1,077,418 in February and $1,089,329 in January.

Homes averaged  $743 per square foot which was similar to prior months.  Homes averged a brief 38 days before going into escrow.
