October Home Prices in Plaza Del Amo – See The Sold Homes

It was a busy month for home sales in the Plaza Del Amo and central Torrance neighborhoods.  There were 12 homes that sold during the month.  Two of the sales were in Summerwind, one was in the 55+ building of Tradewinds, one a condo in Windemere,  and townhomes in Windsong, Chatlaine and a single famly homes in South Bayport and Belmar.  Search the current homes for sale in the gate communities of Plaza Del Amo in Torrance.

2 Bedroom Townhome Back on the Market in Windsong

This is a bit of an unusual one as the two bedroom townhome in the gated community of Windsong at 3101 Plaza Del Amo #30 is back on the market with a SLIGHTLY reduced price.  Having said that we’re still not sure where they are coming up with this value.  The home is only a 2 bedroom with 1,361 square feet an is somehow priced at $1,178,888….definitely seems unusual given that there is another 2 bedroom with the same square footage and also an end unit at 3101 Plaza Del Amo Unit#10 that’s priced at $795,000. #30 is definitely higher end updates and upgrades but that’s almost $400,000 more in a pretty small footprint. Thats $282 higher per square foot! We certainly hope that they get it but just don’t really see how it’s possible. The last two sales were at $798,000 and $775,000 for 2 bed townhomes in the complex.

Over $1.25M for a 2 Bedroom Townhome in Windsong?

This recent listing at 3101 Plaza Del Amo in the Windsong community of Plaza Del Amo just reduced the price from $1,275,000 to an creative $1,258,777 but it’s going to be a challenge based on the most recent sales.  That’s a huge number and no 2 bedroom has ever even sold over $1,000,000.  This two bedroom townhome has been very nicely updated and upgraded but even in this crazy market we just can’t envision it.    It would be thrilling to see this sell anywhere near this price but with the other, albeit smaller, Windsong 2 bedroom on the market at $785,000 and the most recent 2 bedroom selling at $800,000 (same sq footage as #30) it’s going to take one heck of a motivated buyer.  We’ll keep you posted.

It was a great year in real estate with 162 on market (MLS) home, townhome and condo sales during the year.  The average  sold price was $860,000 and homes often sold WAY over the asking price.  Homes averaged only 17 days on the market before going into escrow.

Of the homes that sold 5 were in La Terrazza, 1 was in Hickory Park, 1 in Plaza Verde, 7 in Chatelaine, 6 in Springwood, 3 in Park Plaza, 6 in the Bungalows, 15 in Windemere, 5 in Tradewinds, 8 in South Bayport, 12 in SummerWind, 2 in Belmar, 1 in the Verdi Collection, 3 in Breakers, 2 Windsong and 4 in the Gables.
