Torrance Real Estate Review – 89 Home Sales in March 2024

Welcome to the real estate market recap for home sales in Torrance CA.  

The real estate market in March was very impressive…..that’s for sure.  So much for high interest rates slowing down home sales.Bungalows townhomes in Torrance CA March 2024 was a great month for Torrance real estate by any metric  . The real estate market  picked up considerably with 89 home sales during March.  Compare that to 69 closed escrows in February and a very slow January with only  48 sold homes.

Torrance home prices were equally impressive.

The average “list” price  was $1,104,915 with the average sold price at an impressive $1,132,878.  Compare that to $993,758 in February and $1,012,480 in January and you can see just how impressive it was.

Homes that sold averaged $749 per square foot which was a significant jump from $692 in February.   They also averaged only 21 days on market before going into escrow which was really quick.  All good indicators that the real estate market in Torrance is definitely alive and well in 2024.

There are homes we don’t know much about….and then there are homes that we no nothing about.  This is one of the latter.  This listing is a probate sale (not needing court confirmation thankfully as that’s a miserable experience) with tenants that have been served notice to vacate. Due to this there are no photos and nothing is really known of the condition.  The home was last sold in 1994 for there’s no past listings or photos to look at.  Making it even more complicated (possibly) is that there appears to be a mortgage from 2022 at $1,395,000 which is another mystery.  It’s possible and even likely it’s a reverse mortgage in which they didn’t actually use much of the funds but we just don’t know.

As the last three bedroom in Chatelaine at 2300 Maple Ave Unit#37 sold at $1,030,000 in December, there’s a chance that this is a deal at this price but given what we know, it seems likely to sell below their list price….if at all. Who knows though…..maybe the mystery reveals that it’s a beautiful home.

Things Picking Up for Real Estate in Torrance

69 Homes Sell in February West Torrance real estate

Welcome to the real estate recap for the month that was in Torrance CA. Things improved a bit with 69 home sales in February 2024 compared with only 48 in January.

The average “listing” price  was $959,384 with the average sold price at $993,758 meaning that homes generally sold for over full price during the month.

Homes averaged $692 a square foot and days on market averaged 29 before going into escrow.  That was quite a bit shorter than some neighboring cities.

The latest closed home sale in the gated communities of Plaza Del Amo in Torrance was a  freestanding home (no shared walls) in the gated community of Plaza Verde.  This is one of the smaller and less known communities with only 21 total homes.

The home was listed with Young Ok Lee of Keller Williams Palos Verdes

2534 Plaza Del Amo was at the end of the community so the home only had neighbors to one side which was nice, but the downside was that the home overlooked Crenshaw Blvd (with a wall) so street noise was noticeable.
