100 Homes Sell in Torrance in April – Highest In Years

For the first time in a long time, the number of homes that sold during a month was in triple digits.  There were 100 homes that sold in AprilHomes for sale in Hollywood Riviera 2024.

Search the active MLS listings and current homes for sale in Torrance

March had been a great month with 89 home sales in Torrance, but April was even better.  The 100 sales during the month was the highest number since Auguest 2023 and prior to that July of 2022.  In comparison there were 69 sold homes in February and only 48 in January (typcially the slowest month for “closed” sales as December is the slowest month for homes going into escrow).

The average “asking” price for the homes that sold was $1,003,938 with an average selling price of $1,032,213.  

The average dollar per square foot for the homes that sold in March was $696 compared with $749 in March.   Homes that sold averaged a very short 24 days on market before going into escrow which was well below the DOM averages in most of the South Bay.

While it’s probably just the way real estate goes, it’s been pretty amazing as with the addition of unit #313 there have now been three Springwood homes on the market since the beginning of May.  The other two were both 2 bedroom units and quickly went into escrow after 5 days and 13 days on the market.    2931 Plaza Del Amo Unit#20 was a two bedroom listed at $820,000 and the other was a slightly larger 2 bedroom townhome at 2971 Plaza Del Amo Unit#201 that was also priced at $820,000.

This newest listing is a corner 3 bedroom but that’s about all we know about it.  The listing is below but offers only a few pictures and a one sentence description so we don’t know much more than that at the moment.  The home is listed by Masao Haga of Berkshire Hathaway.

The townhomes of Springwood feature fairly open layouts and sliders to the ground floor patio so it’s a great place to sit and enjoy the sunshine.

It must be something in the air as the secondo 2 bedroom townhome in the past week just listed in the gated community of Springwood.

While this one is slightly smaller, it’s priced at the same $820,000.  Listed with Yuri Yano of Kasumi Realty, Inc., this 2 bedroom 2 1/2 bath townhome has somewhat updated in the kitchen and primary bath as well as the addition of nice, hardwood floors.  Overall the home apprears to be in good condition and well maintained.

March a Big Month For Home Sales in Plaza Del Amo Area

Big Month in and Around Plaza Del Amo

13 Home Sales at and Average Price of $1,109,231

The real estate market in March was very impressive…..that’s for sure.  So much for high interest rates slowing down home sales. March 2024 was a great month for Torrance real estate by any metric  . The real estate market  picked up considerably with 89 home sales during March.  Compare that to 69 closed escrows in February and a very slow January with only  48 sold homes.

Torrance home prices were equally impressive.

The average “list” price during the month was $1,069,923 with the average sold price at an impressive $1,109,231 meaning that homes generally sold below the full price.

Homes that sold averaged $729 per square foot and  averaged only 8 days on marke!  That’s pretty incredible.

Of the 13 homes that sold….4 were in Windemere…..what a month!  Another was in the 55+ condo building of Trade Winds and one in South Bayport.

#306 is a top floor unit and  has some nice updates and modern amenities including hardwood floors in the living area, central air and heat, tankless water heater, recessed lights, and a must for many…..laundry inside the unit.   #306 has a nice sized outdoor space, but it does overlook Sepulveda Blvd so it’s on the busier and loudest side of building and traffic noise is noticable.  That said the third floor location gives it a bit of separation and does mean some nice views of the neighborhood and Palos Verdes in the distance.

Trade Winds offers a relaxed and resort type vibe and community ammenities include a very nice pool, spa, clubhouse and billiards table and gym
