Plaza Del Amo Home Sales and Prices for September
It was a slow month for both the number of homes that sold and the prices that they sold for in the Plaza Del Amo neighborhood of Torrance. Only 5 homes sold in September 2022 in the gated communities and the central Torrance area in general.
The average asking price for the homes that sold last month was a very impressive $914,580 with the average sold price at $918,400 meaning that homes sold close, but slightly higher than full price. Previous months had all been homes selling above full price on average.
The Plaza Del Amo area was one of the only neighborhoods in all of the South Bay to average higher sales prices than list prices. The average days on market for the homes that sold was a very brief 17 and average price per foot for the month was $614.
Of the homes that sold one was in Windemere, one in Summerwind and one in Belmar. The home in Belmar located at 2785 Maricopa Street sold for an impressive $1,275,000.

kitchen, 2 bedrooms, 2.5 baths in approximately 1.186 square feet. Springwood is central to everything in the South Bay and the community offers a nice pool and spa area.
market with a SLIGHTLY reduced price. Having said that we’re still not sure where they are coming up with this value. The home is only a 2 bedroom with 1,361 square feet an is somehow priced at $1,178,888….definitely seems unusual given that there is another 2 bedroom with the same square footage and also an end unit at 3101 Plaza Del Amo Unit#10 that’s priced at $795,000. #30 is definitely higher end updates and upgrades but that’s almost $400,000 more in a pretty small footprint. Thats $282 higher per square foot! We certainly hope that they get it but just don’t really see how it’s possible. The last two sales were at $798,000 and $775,000 for 2 bed townhomes in the complex.
