Only 41 Homes Sell in Torrance in January – $1,089,329 Avg

January 2026 Home Sales and Home Prices in TorranceWest Torrance real estate

Janu was a very slow  month with 41 homes sold at average price of $1,089,329 . That wasn’t unexpected as January is always slow due to the lack of listings and homes going into escrow during the holidays in December.   The 41 closed escrows was way down from the 68 homes that closed in December, and the 96  in both October and September.

The average “asking” price of the homes that sold  was $1,111,741 with the average sold price at $1,089,329 which was up a bit from previous months.

Homes averaged $736 a square foot which was up from the previous several months.  Days on market, or DOM, was a brief 58 days before going into escrow.

Only 3 of the homes that sold were in central Torrance with only one being in one of the gated communities of Plaza Del Amo.  3101 Plaza Del Amo Unit#8 was a 2 bed 2.5 bath townhome in Windsong that sold for $780,000.

August a Huge Month for Home Sales in Plaza Del Amo

See the homes that sold in the gated communities of Plaza Del Amo Torrance

What a month it was for home sales in the gated communities of Plaza Del Amo in central Torrance. There were 10 condos, townhomes andSpringwood townhomes at 2931 Plaza Del Amo Torrance single famil homes that sold during the month making it one of the busier months we’ve seen in some time.  It was a good month for Torrance real estate in general with 89 homes closing escrow in the South Bay’s largest city.   There were 22 in central Torrance and, as mentioned, a big month in the various gated communities of the Plaza Del Amo area.

The top home sale of the month was an impressive $1,600,000 for a 4 bedroom freestanding single family style home in The Verdi Collection.

Over $1.25M for a 2 Bedroom Townhome in Windsong?

This recent listing at 3101 Plaza Del Amo in the Windsong community of Plaza Del Amo just reduced the price from $1,275,000 to an creativeWindsong Torrance $1,258,777 but it’s going to be a challenge based on the most recent sales.  That’s a huge number and no 2 bedroom has ever even sold over $1,000,000.  This two bedroom townhome has been very nicely updated and upgraded but even in this crazy market we just can’t envision it.    It would be thrilling to see this sell anywhere near this price but with the other, albeit smaller, Windsong 2 bedroom on the market at $785,000 and the most recent 2 bedroom selling at $800,000 (same sq footage as #30) it’s going to take one heck of a motivated buyer.  We’ll keep you posted.
