2020 Torrance Real Estate Recap – By the Numbers
It’s finally 2021! It’s exciting just to type that. Now that we’ve moved into a new (and hopefully calmer) year it’s time to review the year that was in Torrance. What a year it was for real estate and home sales in city of Torrance CA.
Below is a quick glance at the key numbers in 2020 which was impressive both in the number of home sales as well as the prices that they sold at.
There were 1144 on market home sales during 2020 compared with 1204 in 2019. The median sales price was an impressive $835,000. Homes averaged a very brief 24 days on market and the average price per foot was only $533. For more detailed month by month stats see our Torrance real estate market trends and statistics page.

It was another banner month for home sales and property prices with a 104 homes selling in Torrance CA during November.
11 of the Torrance home sales during the month were in the Central Torrance and Plaza Del Amo communities.
The median “listing” price for the homes that sold was $859,500 with a median sales prices of $876,500 indicating that this is one of the hottest markets in the South Bay and most definitely still a very favorable “sellers market”.
The average price per foot was $567 and the average days on market before selling was an extremely short 17….with the median days on market before going into escrow only 9!

Torrance Real Estate Market Update
Welcome to the 1st quarter real estate recap for the city of Torrance. Like all cities and towns, the coronavirus uncertainty has impacted real estate in Torrance CA as well. Having said that due to a varied economy and employment and years of a strong housing market, Torrance is more insulated than most other areas but there’s no doubt it’s playing a large role in the current market.
April saw the fewest number of pending home sales in the past few years with only 45 homes going into escrow. (see chart below) Compare that with 110 pending sales a year earlier and it’s pretty clear we’re entering a much slower market. Central Torrance and Plaza Del Amo was no exception with only 3 pending home sales in April compared with 13 pending sales in March and 10 in April 2019.

The chart below shows the average price per square foot. Square footage in the South Bay often doesn’t mean as much as in other markets as values can vary so dramatically due to things such as proximity to the beach, views, specific neighborhoods.
The chart below shows the average days on market per month as well as the % of list price that homes sold at. A high % indicates a sellers market as home sell at, or above list price.
