One of the latest listings in the Plaza Del Amo area of Torrance is a 55+ senior condo in The Gables on Torrance Boulevard.  The Gables is a fairly new construction building, built in 2006, so it still offers a nice and modern look an feel.

The home is listed by Kai Ito & Jennifer Orio of Compass.

The single level one bedroom condo offers 570 square feet so it’s not large but it is nice and open and feels quite a bit bigger than the square footage would indicate.  The location is high in the building so it does offer some neighborhood views.  The only downside is that it does front Torrance Blvd so with the windows open it can definitely be impacted by traffic noise.  That said it does have A/C so the windows can be kept closed if needed and it’s fairly well soundproofed with windows and doors closed.

Some of the highlights include a nice balcony overlooking Torrance, kitchen with granite counters and stainless appliances, in unit stackable laundry and a bright and open layout.

HOA fees are on the higher side at $426a month but that’s fairly standard

63 Home Sales in Torrance in December at $1,057,373 Average

December Torrance Real Estate Market Updategated community of Springwood in Torrance

There were 63 homes that sold during the month compared with 81 a month earlier.  Of the 63 homes that sold only 2 were in the gated communities of Plaza Del Amo.  One sale was in the Springwood townhomes complex that sold for $840,000 and the other in the 55+ senior condo building of Trade Winds.

The average “asking” price of the homes that sold  was $1,057,373 with the average sold price at $1,057,373 which was a slight drop from $1,101,010 in November.

The average dollar per square foot for the homes that sold was $747 which was well up from November.  Days on market, or DOM, was a brief 29 before selling.

The highest price of the month was just under $2.0M and was located in west Torrance at 5522 Konya Drive.
