18 Home Sales at an amazing average price of $1,051,861

June 2024 was pretty incredible in the central Torrance and Plaza Del Amo areas both in terms of the number of homes that sold and the prices that they sold for.  There were 18 on market closed escrows.

The average prices were equally impressive with the average sold price at an impressive $1,051,861.

Homes that sold averaged $701 per square foot and  averaged only 33 days on marke!

Of the 11 homes that sold….1 was in Windemere, 3 were in Springwood, 1 in Chatelaine, 1 the 55+ condo complex of Tradewinds and one in the Bungalows.

After Months on the Market Windemere Condo Raises the Price?

We mentioned this listing a few months back but after some time on the market it was pulled off.  Originally listed in April of 2023 for $699,750 the home eventually cancelled but was reintroduced in February of this year for $709,00 with a price reduction to $699,000 about a month later.  It was pulled off of the market in May but now it’s back…..at a slightly higher price?  We’re not sure the strategy there, but whenever a home is relisted it reaches new potential buyers.  This condo is a nicely maintained one bedroom single level condo in the Windemere on the Green complex.

The home is in fairly original condition but does have some nice updates including hardwood floors, quartz countertops in the kitchen and more.

Windemere has some very nice facilities including well maintained landscaping, nice pool and spa areas, clubhouse and more.

March a Big Month For Home Sales in Plaza Del Amo Area

Big Month in and Around Plaza Del Amo

13 Home Sales at and Average Price of $1,109,231

The real estate market in March was very impressive…..that’s for sure.  So much for high interest rates slowing down home sales. March 2024 was a great month for Torrance real estate by any metric  . The real estate market  picked up considerably with 89 home sales during March.  Compare that to 69 closed escrows in February and a very slow January with only  48 sold homes.

Torrance home prices were equally impressive.

The average “list” price during the month was $1,069,923 with the average sold price at an impressive $1,109,231 meaning that homes generally sold below the full price.

Homes that sold averaged $729 per square foot and  averaged only 8 days on marke!  That’s pretty incredible.

Of the 13 homes that sold….4 were in Windemere…..what a month!  Another was in the 55+ condo building of Trade Winds and one in South Bayport.
