In a sign that despite the reduced number of homes selling in January, the real estate market is alive and well.  Prices continued to impress.  One of the January2889 Plaza Del Amo in The Breakers home sales in the gated communities of Plaza Del Amo was a beautiful 3 bedroom 2.5 free standing home in the community of Breakers Del Amo.  The beautiful offered almost 2,300 square feet and as it was built in 2002 it still has all the bells and whistles of newer construction.  The home was on the market for several months and was originally listed at $1,330,000 and sold for $1,225,000…..still a big number.

While it’s not technically in the Plaza Del Amo area of Torrance (from a real estate perspective it’s located in the Old Torrance area) it’s justVillage on Oak townhomes in Old Torrance across the street and definitely worth knowing about.  This newest home on the market is in the community of The Village on Oak.  We don’t know much about the condition of this home as there are currently no photos of the interior (post written on 4/4/22) but we’re hoping to get in for a look in the next few days.

2018 Year in Review – Plaza Del Amo Real Estate – By the Numbers

The gated communities of Plaza Del Amo Torrance, along with most of the South Bay, enjoyed a pretty incredible year in real estate in 2018.   There were 63 on market home sales during the year compared with in 2017 and in 2016.  The average sold price was $732,542 with the average list price at $728,011. The median sales price was $715,000 with the median listing price of $719,000.  When the homes sell that close or even over list price that’s a sure sign of a seller’s market and a great indicator of very high buyer demand.  Another sure sign of the demand is the extremely low days on market.  Homes averaged 23 days before entering escrow and the median was only 10 days on market.  The highest priced sale of the year was $1,015,000 for a 4 bedroom single family style detached home in The Breakers and the lowest sale of the year was $480,000 for a one bedroom condo in Windemere.  2018 saw a fairly amazing 3 different homes sell for over $1,000,000 with several more selling just under.  See the current homes for sale in the Plaza Del Amo communities of Torrance CA.
