Welcome to the latest update on the state of the real estate market in and around the gated communities of Plaza Del Amo  in Torrance.  View all of the homes that sold in the area in March or view the overall state of real estate in Torrance CA.   The information below is intended to help you get a better understanding of what is happening in the market.

The chart below shows the number of active listings (light green) sold homes (dark green) and pending home sales (red line) in the Central Torrance and Plaza Del Amo areas.  The greater the discrepancy between active homes and sold homes indicates a buyers market and when the numbers are closer a sellers market is indicated as inventory is down.

The chart below shows the average price per square foot. Square footage in the South Bay often doesn’t mean as much as in other markets as values can vary so dramatically due to things such as proximity to the beach, views, specific neighborhoods.

The chart below shows the average days on market per month as well as the % of list price that homes sold at.  A high % indicates a sellers market as home sell at, or above list price.

The chart below shows the average price for listed home sales in relation to the average price for sold homes.

The chart below indicates the months of home inventory based on closed home sales.  Buyer’s market: more than 6 months of inventory  Seller’s market: less than 3 months of inventory  Neutral market: 3 – 6 months of  inventory

2020 Torrance Real Estate Recap – By the Numbers

It’s finally 2021!  It’s exciting just to type that.  Now that we’ve moved into a new (and hopefully calmer) year it’s time to review the year thatHistoric homes in Old Torrance CA was in Torrance.  What a year it was for real estate and home sales in city of Torrance CA.

Below is a quick glance at the key numbers in 2020 which was impressive both in the number of home sales as well as the prices that they sold at.

There were 1144 on market home sales during 2020 compared with 1204 in 2019.  The median sales price was an impressive $835,000.  Homes averaged a very brief 24 days on market and the average price per foot was only $533.  For more detailed month by month stats see our Torrance real estate market trends and statistics page.

See the Homes that Sold in Torrance During December 2020

What a month it was for home sales in Torrance CA.  Far from the traditionally slower month of December.  Torrance real estate enjoyed a fantastic month with 122 on market home and properties selling during December.  The median “list” price was $799,000 and the median “sold” price was $805,000 indicating a very strong seller’s market. The average price per foot was $549.
