October 2022 Torrance Real Estate Compared to October 2021

76 Homes Sold in Torrance in October 2022

Home sales cooled a bit in terms of the number  of homes that sold but prices were, once again, very strong.  76  homes sold during the month which was down from the 86 the prior month.  That was well down from the  112 homes that sold in July.

The average listing price for the homes that sold during October was  $1,048,419 with the average sold price at $1,045,073.

12 of the 76 homes that sold were in the central Torrance or Plaza Del Amo neighborhoods.  View the homes that sold in Plaza Del Amo in October.

The average price per foot for the month was $695 which was slightly higher than in September. Take a Look At The Torrance Home Prices In August 2022

It was a slower month for both the number of homes that sold and the prices that they sold for in the South Bay city of Torrance.  88 homes sold during in August 2022 which was down pretty dramatically from the 112 homes that sold in Torrnance during July.

The average asking price for the homes that sold during August was a very impressive $1,049,773 with the average sold price at $1,045,279 meaning that homes sold close, but slightly below full price for the first time in quite a while.  Previous months had all been homes selling above full price on average.

The average days on market for the homes that sold was a very brief 19 and average price per foot for the month was $681.

July 2022 home sales in Torrance  was a huge month for both the number of homes that sold and the prices that they sold for.  There were 112 homes that closed escrow during the month.  That was a really solid month and was up slightly from the 111 homes that sold in June.

The average “list” price for the homes that sold during July was a very impressive $1,001,726 with the average sold price at $1,023,607 meaning that homes generally sold over the list price.

The average price per foot for the month was $704 which was up quite a bit from June. The average days on market was a very short 16 before going into pending status.  See how that compares with other months on our Torrance real estate trends and statistics page.

The highest price home sale of the month was $2,015,000 for a mid century single family home in the Hollywood Riviera area of Torrace at 713 Calle Miramar.

The top home sale of April 2022 in the gated communities of Plaza Del Amo was a 4 bedroom townhomes in Chatelaine.  The home was listed at $999,000 and closed WAY over the list price to sell at $1,155,000.  This was a spaciou end unit in the highly sought after neighborhood.  Chatelaine saw two other home sales close during April.    The community was located near  incredible Wilson Park and is central to just about everything in the South Bay.  View all of the homes and townhomes that sold in April in and around Plaza Del Amo.

April Another Big Month for Torrance Real Estate

April was another incredible month for both home sale volume as well as the prices that they sold for in Torrance CA.  There were 129 on market home sales during April 2022 which was up from the 107 that sold in March.

The average “asking” price for the homes that sold during March was $970,531 with the average sold price an impressive $1,048,230.  This meant that properties generally sold WELL above the list price.

The average price per foot for the month was $714. The average days on market was a very short 13 with the median days on market an amazing 8 before going into pending status.  See how that compares with other months on our Torrance real estate trends and statistics page.
