Big Month in and Around Plaza Del Amo

13 Home Sales at and Average Price of $1,109,231

The real estate market in March was very impressive…..that’s for sure.  So much for high interest rates slowing down home sales. March 2024 was a great month for Torrance real estate by any metric  . The real estate market  picked up considerably with 89 home sales during March.  Compare that to 69 closed escrows in February and a very slow January with only  48 sold homes.

Torrance home prices were equally impressive.

The average “list” price during the month was $1,069,923 with the average sold price at an impressive $1,109,231 meaning that homes generally sold below the full price.

Homes that sold averaged $729 per square foot and  averaged only 8 days on marke!  That’s pretty incredible.

Of the 13 homes that sold….4 were in Windemere…..what a month!  Another was in the 55+ condo building of Trade Winds and one in South Bayport.

Torrance has some great options for those 55 and over ranging from New Horizons with it’s resort like grounds to the newer construction options like Village Court and Trade Winds.  Trade Winds is a very nice 55+ complex that offers some great amenities in a central location.

#306 is a top floor unit and  has some nice updates and modern amenities including hardwood floors in the living area, central air and heat, tankless water heater, recessed lights, and a must for many…..laundry inside the unit.   #306 has a nice sized outdoor space, but it does overlook Sepulveda Blvd so it’s on the busier and loudest side of building and traffic noise is noticable.  That said the third floor location gives it a bit of separation and does mean some nice views of the neighborhood and Palos Verdes in the distance.

Trade Winds offers a relaxed and resort type vibe and community ammenities include a very nice pool, spa, clubhouse and billiards table and gym

Built in 2006 the senior condos in the The Gables have a newer look and feel and all the desired modern features including granite countertops, stainless appliances, interior laundry, central air conditioning and more.   The community does not have a gym or pool, but the building does have a community room and library.

There are homes we don’t know much about….and then there are homes that we no nothing about.  This is one of the latter.  This listing is a probate sale (not needing court confirmation thankfully as that’s a miserable experience) with tenants that have been served notice to vacate. Due to this there are no photos and nothing is really known of the condition.  The home was last sold in 1994 for there’s no past listings or photos to look at.  Making it even more complicated (possibly) is that there appears to be a mortgage from 2022 at $1,395,000 which is another mystery.  It’s possible and even likely it’s a reverse mortgage in which they didn’t actually use much of the funds but we just don’t know.

As the last three bedroom in Chatelaine at 2300 Maple Ave Unit#37 sold at $1,030,000 in December, there’s a chance that this is a deal at this price but given what we know, it seems likely to sell below their list price….if at all. Who knows though…..maybe the mystery reveals that it’s a beautiful home.
