The latest home for sale in and around the Plaza Del Amo area is spacious 2 bedroom single level condo in the 55+ building of Tradewinds.

#216 is listed by Ednelyn Valiente of Dio Real Estate.

We haven’t had the chance to take a look and photos are very limited so it’s a bit difficult to gauge the condition but in our opnion it’s priced a bit high at $700,000 given that 2605 Sepulveda #325, which was updated, remodeled and featured a better location (overlooking the pool) sold at $680,000 in May 2025.  As mentioned, however, we have not seen it and listing states that it’s in turn-key condition.

 

The 55+ community of  Tradewinds has some beautiful amenities and  offers a nice pool deck and spa, fitness centrer and clubhouse. HOA fees are definitely at the high end at $590 (as of this post).

Home Prices top $1,187,000 in Torrance Last MonthTorrance townhomes for sale

September was a great month for the Torrance real estate market!  If the market is slowing down…..it doesn’t know it.

96 homes sold in September 2025 and the average home price was $1,187,943.  September saw a month over month increase in the number of homes that sold  with 96 closed home sales  compared with 82 in August, 92  in July and 84 in June.

The average “asking” price was $1,191,109 with the average sold price at $1,187,943.  This was an increase from  $1,110,152 in August but a drop from the average prices in both July and June.

Of the 96 homes that sold 16 were in central Torrance with 9 being in the gated communities of Plaza Del Amo.  There were 2 homes sold in Windemere on the Green, 3 in Summerwind, 1 in The Breakers at Del Amo, and 3 in Windsong.

Torrance Real Estate Market Report for June 2025The Gables 55+ senior condos in Torrance

Torrance bucked the trend as it was one of the only South Bay cities that saw a month over month increase in the number of homes that sold from May.  There were 84 closed escrows in June compared to 80 in May.  9 of the homes were in the central Torrance area with 4 of them in the gated communities of Plaza Del Amo.  One sale was in the 55+ building of The Gables, one in Summerwind and 2 in Windsong.

Prices were even more impressive.  The average “list” price of the homes that sold  was $1,233,058 with the average sold price at $1,242,082  compared with $1,118,059 in May,  $1,172,547 in April and  $1,116,670 in March.

The average dollar per square foot for the homes that sold was $772  compared to $760 in May.  Days on market, or DOM, was a brief 28 before selling..
