Torrance Real Estate Market Report for June 2025The Gables 55+ senior condos in Torrance

Torrance bucked the trend as it was one of the only South Bay cities that saw a month over month increase in the number of homes that sold from May.  There were 84 closed escrows in June compared to 80 in May.  9 of the homes were in the central Torrance area with 4 of them in the gated communities of Plaza Del Amo.  One sale was in the 55+ building of The Gables, one in Summerwind and 2 in Windsong.

Prices were even more impressive.  The average “list” price of the homes that sold  was $1,233,058 with the average sold price at $1,242,082  compared with $1,118,059 in May,  $1,172,547 in April and  $1,116,670 in March.

The average dollar per square foot for the homes that sold was $772  compared to $760 in May.  Days on market, or DOM, was a brief 28 before selling..

The newest listing in the Plaza Del Amo communities is a end unit townhome in the gated community of Windemere.  It has been extensively remodeled and the list price is the highest ever for a 2 bedroom in Windemere.  The highest sale for a 2 bedroom was $965,000 in 2024.

The end unit townhome offers nice, open and bright interior spaces with a traditional floorplan and as mentioned has been extensively remodeled and updated.  It’s a bit hard to tell from the photos and we haven’t been inside yet, but according to the listing notes the owners have spent over $200,000 on the remodel including new kitchen, new windows, new flooring, updated bathrooms and updated electrical and plumbing.

68 Torrance Homes Sell at $1,172,547 Average Price!Chatelaine townhomes at 2300 Plaza Del Amo Torrance

The number of homes may have been slightly down but prices were up once again.  April saw fewer homes close escrow than in March with 68 homes that sold compared with 73 in March.

Of the homes that sold 7 were in central Torrance with 3 in the gated communities of Plaza Del Amo.  There was one sale each in Windemere, Summerwind and Chatelaine.

The average “asking” price  was $1,161,585 with the average sale price at $1,172,547 which was a nice increase from $1,116,670 in March and  $1,150,939 in February.

The average dollar per square foot for the homes that sold was $776 which was similar to $764 March.  Days on market, or DOM, was a brief 32 before selling and median days on market was only 10.
