2 Bedroom Townhome Back on the Market in Windsong

This is a bit of an unusual one as the two bedroom townhome in the gated community of Windsong at 3101 Plaza Del Amo #30 is back on theWindsong Torrance market with a SLIGHTLY reduced price.  Having said that we’re still not sure where they are coming up with this value.  The home is only a 2 bedroom with 1,361 square feet an is somehow priced at $1,178,888….definitely seems unusual given that there is another 2 bedroom with the same square footage and also an end unit at 3101 Plaza Del Amo Unit#10 that’s priced at $795,000. #30 is definitely higher end updates and upgrades but that’s almost $400,000 more in a pretty small footprint. Thats $282 higher per square foot! We certainly hope that they get it but just don’t really see how it’s possible. The last two sales were at $798,000 and $775,000 for 2 bed townhomes in the complex.

June 2022 was  a Big Month For Home Sales and Home Prices in TorranceTradewinds 55+ senior condos in Torrance

What a month it was for both the number of homes that closed escrow as well as the prices that they sold for in Torrance California.  June saw 111 on market home sales which was a really solid month.

The average “list” price for the homes that sold during June  was  $1,013,623 with the average sold price at $1,063,298 meaning that homes generally sold over the initial listing price.

The highest priced home sale of May 2022 in the gated Plaza Del Amo communities of Torrance was a 3 bedroom multi level townhome in the popular gated community of Chatelaine.  The home was listed for $959,000 and closed at an impressive $1,100,000 and only took 6 days to go into escrow.  The home was very clean and well taken care of but was in fairly original condition and only moderately updated over the years.
