It was a very strong month for real estate in Torrance with 76 on market homes, condos and townhomes that sold during the month.  The median sales price was $808,000 and the average days on market was a very brief 21.  Take a look at the homes that sold during the month.

2018 Year in Review – Plaza Del Amo Real Estate – By the Numbers

The gated communities of Plaza Del Amo Torrance, along with most of the South Bay, enjoyed a pretty incredible year in real estate in 2018.   There were 63 on market home sales during the year compared with in 2017 and in 2016.  The average sold price was $732,542 with the average list price at $728,011. The median sales price was $715,000 with the median listing price of $719,000.  When the homes sell that close or even over list price that’s a sure sign of a seller’s market and a great indicator of very high buyer demand.  Another sure sign of the demand is the extremely low days on market.  Homes averaged 23 days before entering escrow and the median was only 10 days on market.  The highest priced sale of the year was $1,015,000 for a 4 bedroom single family style detached home in The Breakers and the lowest sale of the year was $480,000 for a one bedroom condo in Windemere.  2018 saw a fairly amazing 3 different homes sell for over $1,000,000 with several more selling just under.  See the current homes for sale in the Plaza Del Amo communities of Torrance CA.

Nearby Housing Options – One South in Redondo Now Pre-Selling

While the project was controversial within the community, the development known as One South in South Redondo Beach is nearing completion and the residential units are now pre-selling. Located at 1914 Pacific Coast Highway in Redondo Beach, the community consists of 52 residential units with retail below. The homes will consist of a mix of 1, 2 and 3 bedroom condos and townhomes ranging between 860 to 1,950 square feet with modern architecture, open floorplans and all of the bells and whistles buyers expect in new construction. Wtih close proximity to the Riviera Village shopping areas as well as the beach, the community offers a nice community feel in a pedestrian type setting.

Old Torrance Real Estate – The Year in Review

As we wind down 2018 it’s time to take a look back at the year in real estate here in Old Torrance.  2018 was another banner year with no end currently in site for the continued increase in prices and demand.  2018 saw 88 on market sales (list does not include income/multi unit properties) with an average list price of $684,000 and an average sales price of $682,000.  Given that many home sellers listed for peak or record prices it’s a sign of a sellers market when homes sell for just under list prices.  The lowest priced sale of the year was $315,000 for a one bedroom condo on Cabrillo.  The highest priced home sale of the year was $1,000,000 for an extensively remodeled 2100 sq foot single family home located at 2405 Apple.  See the current homes for sale in Old Torrance CA.

Old Torrance Market Update

The number of listings is up and sales are down.

Is this the normal December slowdown or is the market shifting?  We’ve now seen three straight months of the number of active listings on the rise and the number of sales on the decline.
